Bardwell Homes Announces 33 Lot Acquisition in Inniswylde

Bardwell Homes announces a 33 lot purchase in Inniswylde subdivision located off Bluebonnet Blvd near Interstate 10. The closing was recorded on Tuesday August 17, 2021 for a purchase price of $3,795,000, or $115,000 per lot. The Seller was RD Development, represented by Joshua Rivet and Stephen Duplechain.

Inniswylde is a 70 lot community with 37 lots previously sold to individuals and custom home builders. Approximately 15 homes have been sold to date. BARDWELL HOMES will be the exclusive builder on the 33 lots they purchased and will offer buyers a choice of floorplans and elevations, as well as a cadre of upgrades to personalize each home. Heather Kirkpatrick, director of Sales at BARDWELL HOMES commented that “Inniswylde is a best kept secret because it’s so close to everything but tucked away in a great residential area off Bluebonnet”.

While sales in Inniswylde have been historically slow around 8-10 sales per year, Bardwell believes that their brand will increase activity as more people learn about the community and its location. “We feel it’s the perfect time to purchase these lots as interest and sales are picking up and the houses are representative of the quality and design that we like to build,” said Scott Bardwell.

Homes in Inniswylde will range in price from $525,000 to over $650,000 and will be a mix of one- and two-story plans. Home designs will maximize family open space connected to the rear yards with 3- and 4-bedroom options for households looking for flexible spaces for work-at-home. The average price per square foot is around $250/sf of living area, depending on the level of upgrades and finishes a buyer
selects.
