That’s different from a fully custom build or a semi-custom build. With a custom home, you start with a blank page, make every decision, and wait through the whole timeline. With a spec, most of that timeline is already behind you. Depending on where a given home is in the process, you may still have a say in select finishes.

Whether you’re eyeing a home that’s move-in ready or one still in finish-out, here’s how the process works.

How does buying a spec home work? Because the home is already built or nearly there, the path is short. You tour an available home, agree on terms, sign a purchase agreement, and proceed with your financing and inspection period. A final walkthrough comes before closing, and then the keys are yours.

Should I get pre-approved before I start looking? Yes, it’s worth doing once you start looking for new homes in earnest. A move-in-ready home can go under contract quickly, so having a pre-approval or proof of funds in hand lets you act when you find the right one. It also tells you exactly what your budget looks like before you fall in love with a floor plan.

Can I use my own lender? In most cases, yes. You’re free to bring your own mortgage lender. It’s still worth asking about current community incentives, since added value may be tied to a preferred lender or a specific closing window. A quick conversation with our team will tell you what’s on the table right now.

Can I have the home inspected before I buy? Yes. Even on brand-new construction, you’re welcome to bring your own independent inspector during your inspection period. Your home warranty also covers you after closing.

Is the price firm, or is there room to negotiate? List prices are set, but that’s not the whole picture. Ask about current incentives, which may show up as closing cost help, finish credits, or other seasonal offers, and they change over time. The best way to know what applies to a specific home is to ask.
