What is a pre-sold home? 

A pre-sold home is what I will refer to as a semi-custom home. This is when a client selects their house plan from our portfolio and an available lot that it can be built on. 

How does the Pre-sold home buying process differ from purchasing a move-in ready home? 

The semi-custom process provides clients the opportunity to select the finishes from a wide variety of options that showcase their personality, character, and touch with the guidance of our professional team. 

Can you provide an overview of the Pre-sold home buying process with Bardwell Homes? What’s the timeline for homebuyers who choose to go the presold route?

Once we have an agreed contract for a semi-custom home, our team will reach out to the client promptly following to schedule their first design meeting. During this meeting we walk through the build process, and discuss selection options along with any customization requests our clients may have. During this time, we get a feel for what our clients like and start the process of designing. We have established a design process of 3 weeks, which includes selecting finishes for the interior and exterior but if our clients can complete it sooner, we will certainly move forward so that we can get started on the construction of their home. The final step in this process is reviewing the final design selections and plans. The timeline from contract to closing for a pre-sold averages 180 days from commencement of construction.

What are the advantages of buying a Pre-sold home? 

The options you have! Who doesn’t love options? For most, purchasing a home is the biggest investment they will make. This process provides the opportunity to make it special and unique to them. 

How does Bardwell Homes ensure that the Pre-sold home meets the buyer’s expectations and specifications?

Simple – It’s the Bardwell Difference! Our client-centered approach with the guidance of our professional team through the design and construction of their home reflects the value we hold on the process and product.

What options and customization opportunities are available to Pre-sold homebuyers? 

Options cover the finishes. For example, paint, lighting and plumbing fixtures, flooring, crown molding, baseboards, countertops, cabinets, cabinet hardware, door styles, windows, appliances, concrete coatings, etc. Customization options cover things like screened porches, extended patios, added wall paneling, floating shelves, cabinet modifications, spa showers, future pool prep, outdoor kitchens, electric car charging stations, etc. 

How does financing work for Pre-sold homes? 

Financing starts with the pre-approval process with the lender of choice to understand what their budget is. This unique opportunity also provides some insight into things to think about. Oftentimes, we offer incentives. For example, we may offer an agreed amount of credit toward a client’s selections. Something to consider in today’s market is discussing incentive options toward an interest rate lock or interest rate buydowns. This is when the incentives are used to lock in an interest rate for the duration of the build or to buy the rate down to a lesser rate. Both options are something to consider. 

What type of communication and updates can Pre-sold home buyers expect from the Bardwell team throughout the construction process? 

Our Bardwell Homes team provides a personal approach with one-on-one meetings through the design process and notifications are sent at each major construction stage change during the build to keep them informed. There are on-site meetings scheduled during the build to showcase the progress of their home, which is always exciting. 

Describe how the Bardwell team goes the extra mile for Pre-sold homebuyers. 

Our approach is the same for every client regardless of purchasing a semi-custom home or a spec home. Simply put – we prioritize serving our clients with a commitment to excellence and high quality that is guided with integrity that reflects the value we place on our clients, process, and product at Bardwell Homes. 

Are there any warranties or guarantees provided for Pre-sold homes?

All new construction homes are covered by the New Home Warranty Act. This covers different aspects of the home for different time frames, however, we have a unique process. Once a client has been living in their new home for 30 days, we schedule and conduct a post-closing inspection of the interior and exterior and do the same after 11 months of the client residing in their new home. If we find things that are warranty related, we review them with our client and address them accordingly.
