9 Things You Wish You’d Thought of When You Built Your House

May 9, 2022 by bardwell

There are a dizzying number of details to consider when you’re thinking about how to have a home built. Will you choose the marble countertops you’ve always dreamed about? What flooring will last for the long haul? Should you go with a classic subway tile or a modern backsplash?

But Scott Bardwell, owner of Bardwell Homes, says too many people focus only on the “sizzle” of a house — the finishes and decorative elements. However, there are a lot of cool things you may want to include in your home you have not thought of.

“The way a house lives is often overlooked,” Bardwell says. “Those decisions are what really make an impact on your everyday life. You may love your oversized kitchen island, but if you don’t have accessible storage space for the appliances you use every day, you’re going to get frustrated.”

Bardwell identified nine design choices that make a big impact on a house’s long-term livability. These are things you may be wishing you had in your house after the fact..

Power Outlets in the Utility Closet

Where do you charge your vacuum cleaner? If your bulky vacuum always sits in your foyer so you can keep it plugged in between cleanings, consider adding outlets inside the closet where you store cleaning supplies. This will let you charge the vacuum and other household appliances while they’re out of sight so they’re always ready to go when you need them.

Laundry Rooms with Dutch Doors

Many pets love to retreat to the cool tile floor of a laundry room during the summer. Adding a Dutch door lets you close the bottom half, keeping your pets contained when needed while letting in air and light. A Dutch door is much more elegant than a baby gate for keeping pets safe in a defined area like a laundry room.

A Deep Sink in the Laundry Room

Another laundry room must-have is a deep sink for washing out stains, soaking clothes or filling pets’ water bowls. Having a utility-sized laundry sink keeps kitchens and bathrooms clear and makes the chore of doing laundry a little more tolerable.

An Additional Living Area Upstairs for Kids

If you have kids, you know that their toys and everything else seem to explode overnight. As soon as everything is put away, the toys, books, homework and athletic equipment seem to creep out all over the house again. Many Bardwell Homes clients carve out an additional living space for the kids upstairs, so the mess is out of sight. Kids love to play, watch TV and have friends over in an upstairs rec room or playroom. With this option, adults can entertain downstairs while the kids have fun in their own dedicated spot.

Cabinetry That Hides Appliances

You’re cooking breakfast and you want toast. The only problem: Your toaster is stored at the top of your tallest cabinet. Instead of spending all of your time on a stepladder, consider adding accessible, hidden storage for your everyday appliances right inside your kitchen cabinets. Hidden storage for toasters, coffee makers and grinders, bread slicers and microwaves is a must-have for busy cooks. When you’re finished cooking, the appliances neatly slide away until you need them again.

Kitchen Prep Areas Near the Pantry

One of the golden rules of kitchen design is that items should be stored as close as possible to where they’ll be used. Many people consider the workflow between the sink, refrigerator and stove, but they often forget about the placement of the pantry. It makes sense to store food items next to your primary kitchen prep area. Avoid the temptation to design a huge pantry at the far end of a kitchen, and work toward storing some of your most-used food items near your prep area for easy access.

Efficient Home Orientation

Did you know that the direction your home faces has a significant effect on your energy bill? Many homeowners don’t realize the importance of a home’s orientation and window placement, but the savings can add up fast in an ideally oriented home. Homes oriented toward the sun require less energy for heating and cooling. Frequently used rooms like the kitchen and living room, and outdoor spaces like decks and patios, should be on the southern side of the home. This placement maximizes the sun’s warmth in the winter and minimizes heat during sultry Louisiana summers. Placing windows on the north side of the home can also improve natural light and ventilation.

Creative Storage Spaces

Today’s new homes offer a lot of opportunities to maximize storage. Two storage ideas that Bardwell Homes clients love are under-the-stairs storage areas and high shelves in closets.

Under-stairs storage is great for bulky items that are difficult to store but are needed close by, instead of in a garage or attic. High, out-of-reach shelves at the top of each closet can help you maximize storage space for less-used items like sleeping bags, blankets or offseason clothing.

A Hose Bib on Second-Floor Balconies

If you’re including a grand outdoor balcony in your home design, have you considered how you’ll clean it? One creative tip: Add a hose bib on that second-floor balcony to make cleanup a cinch.

These features might seem like little things, but they really can enhance your day-to-day life, Bardwell says. “We encourage our clients to spend time considering how they’ll use every element in their homes. That attention to detail helps us ensure that every client loves the experience of living in a Bardwell home,” he says.

An Inside Look at Building a Bardwell Pre-Sold Home

An Inside Look at Building a Pre-Sold Home

With the Bardwell pre-sold process, clients work with an in-house team of experts for a personalized home-building process. We want our clients to feel confident and informed, so we make sure you know the process from the very beginning. We have fine-tuned our process to be efficient, stress-free and FUN for our clients. In this inside look, you’ll get a glimpse at how choosing your home design works as a Bardwell client!

1. Sign your contract & attend your intro meeting.

Once you sign a contract on your future home, we will schedule an introductory design meeting with our selections team. At this meeting, you will be given a binder that provides all the information you need about finances, due dates, construction/design timelines, expectations for staying on track, and more. At this meeting, you’re given information about standard home features as well as what your options are for personalizing or upgrading selections.

2. Get started with design!

The bulk of the design decisions are made in the following few weeks after signing the contract. We schedule 2-3 design meetings with our design coordinator to make specific design and material selections at each one. All of these design choices will be made before construction begins.

3. Attend a pre-construction meeting.

The superintendent dedicated to your home will lead the way through a pre-construction meeting at our office to review in more detail the site plan, floorplan and electrical plan for your home. You’ll decide on any final changes with our team’s guidance before building starts! This is the end of your design process.

4. Construction starts!

At this time, all selections and upgrades are processed through our system and finalized with our subcontractors and vendors. Once construction begins, you’ll receive updates and information from our selections team along the way, and you’ll attend a pre-drywall orientation with the superintendent about midway through the build. All of this is laid out for you and discussed in your binder at your first meeting. Our team will work for you to ensure your choices are executed with excellence and quality.

5. Welcome home!

After this, the home is yours! A customized home can be available to you through the pre-sold process with an ease you might not have known before. If you’re interested in exploring pre-sold opportunities, we’d love to talk. Ask questions and get more information by calling us at (225) 325-0707 or submitting a contact form here.

Pre-Sold vs. Custom Homes – A Behind the Scenes Guide

November 29, 2021 by bardwell

If you’ve been in the home-buying market before, you have probably experienced the difficulty in finding an existing home that has the functional needs you’re looking for, combined with the design features that fit your style. On the other hand, building a custom home might feel lengthy, expensive and a bit stressful.

We get it. You and many others have expressed a desire for a home that meets your unique needs without all of the complication of a traditional custom build.

That’s why we created the Bardwell Pre-Sold Process.

How does a Bardwell pre-sold home differ from a traditional custom home?

In a true custom home building process, anything goes. Typically, an individual locates their own property, finds their own architects, designers and builders, and manages the ongoing building process themselves. Additionally, the homeowner will sift through all available options on the market from a variety of vendors to choose the materials and selections they want in their home. While some may prefer to have this breadth of options, this is a less structured path and can require significantly more work (and cost!) on the client’s end.

With the Bardwell pre-sold process, clients work with an already established team and a pre-determined process. We have fine-tuned our process to be efficient, stress-free and FUN for our clients. From the very beginning, you are introduced to an in-house staff member who will guide you through your decisions about functionality and design. A clear step-by-step process is provided to all clients at the initial meeting, so you will know what to expect and how to prepare each step of the way.

This is what sets Bardwell apart. Our team selects high quality and tasteful selections from everything that is offered to bring homeowners what we believe to be a good value. These materials are vetted by the Bardwell team rather than the homeowner having to do all of that work themselves. Materials are chosen from trusted vendors who we have maintained a close relationship with, which improves our timelines and minimizes delays.

Choosing Which Option

If you are interested in making your mark on unique details of your future home, then the pre-sold process with Bardwell is a “why not?” kind of question. This is your opportunity to personalize a home without the stressful process or substantial difference in cost.

Get Started

With a streamlined process and this team rallying together for you, choosing the pre-sold option is easy! If the pre-sold process sounds like what you’re looking for, then we’d love to answer your questions and talk about your ideas. Call our team member Heather to start exploring! August 19, 2021 by bardwell

Bardwell Homes announces a 33 lot purchase in Inniswylde subdivision located off Bluebonnet Blvd near Interstate 10. The closing was recorded on Tuesday August 17, 2021 for a purchase price of $3,795,000, or $115,000 per lot. The Seller was RD Development, represented by Joshua Rivet and Stephen Duplechain.

Inniswylde is a 70 lot community with 37 lots previously sold to individuals and custom home builders. Approximately 15 homes have been sold to date. BARDWELL HOMES will be the exclusive builder on the 33 lots they purchased and will offer buyers a choice of floorplans and elevations, as well as a cadre of upgrades to personalize each home. Heather Kirkpatrick, director of Sales at BARDWELL HOMES commented that “Inniswylde is a best kept secret because it’s so close to everything but tucked away in a great residential area off Bluebonnet”.

While sales in Inniswylde have been historically slow around 8-10 sales per year, Bardwell believes that their brand will increase activity as more people learn about the community and its location. “We feel it’s the perfect time to purchase these lots as interest and sales are picking up and the houses are representative of the quality and design that we like to build,” said Scott Bardwell.

Homes in Inniswylde will range in price from $525,000 to over $650,000 and will be a mix of one- and two-story plans. Home designs will maximize family open space connected to the rear yards with 3- and 4-bedroom options for households looking for flexible spaces for work-at-home. The average price per square foot is around $250/sf of living area, depending on the level of upgrades and finishes a buyer
selects.

Bardwell Homes is a Baton Rouge residential construction company with the proven ability to build homes where classic luxury features meet the needs of today’s homeowner. November 24, 2020 by bardwell

Bardwell Homes announces a 25 lot purchase in Clark’s Ferry subdivision located at Hoo Shoo Too and Vignes Road. The closing was recorded on Friday November 13, 2020 for a purchase price of $2,150,000, or $86,000 per lot. Clark’s Ferry is a 30 lot community and Bardwell is buying the remaining lots after a few local builders started the project. “We are very excited about buying out Clark’s Ferry because there is a high demand for homes in the $400k pricepoint this close to Highland Road and I-10” stated Scott Bardwell, owner of Bardwell Homes. The Seller was High Key Properties, a joint venture between LA Custom Homes and a private investor.

Homes in Clark’s Ferry will range in price from $430,000 to over $500,000 on lots with rear yards. Home designs reflect a modern vibe with updated facades of painted brick, siding, large windows and fresh and stylish interiors that support the low clutter lifestyles so many people crave in today’s work at home environment. The target market is empty nesters and young families that want enough room to spread out but not so much that crimps a lifestyle “on the go”.

Bardwell is the exclusive builder on all 25 lots and is offering floorplans and elevations to choose from, as well as a cadre of upgrades in each home to personalize based on buyer’s preferences. Jon Demma, director of Operations at Bardwell Homes commented that “We are very excited to introduce this style at this pricepoint because we believe many folks are craving a fresh look while maintaining traditional roots”.

Bardwell Homes Breaks Ground on New Filing in Magnolia Square

October 17, 2019 by bardwell

Bardwell Homes has broken ground on a 50-lot filing in Central, LA called the Highland District in the Village at Magnolia Square. The new filing will offer buyers a choice of traditionally styled one- and two-story homes starting in the low $300s. Lots range in size but are generally 65’x140’ and are designed for homes with private rear yards backing up to green spaces consisting of preserved hardwood stands and a lake.

“As exclusive builder in The Highland District, we will offer buyers a quality and affordable home in one of the most desirable communities in Central”, commented Scott Bardwell, President of Bardwell Homes.  The Village at Magnolia Square continues to broaden housing options to attract buyers with townhomes, custom homes, and now Highland District which opens up more home buying options for the value conscience buyer.  “With recent closings of townhomes in the $300s and a custom home resale over $1MM, sales activity points to Magnolia Square as the leading TND in our market” noted Heather Kirkpatrick, head of sales for Bardwell Homes.  The Village at Magnolia Square rounds out the TND experience by offering residents a variety of amenities including Stab’s Steak & Seafood, Avant Tous Spa, a community pool, pavilion, playground and common green spaces.

Home construction has begun in Highland District, and the first residents will be able to move in Spring 2020.  House pre-sales are under way and buyers can select a lot and choose from Bardwell’s professionally designed plans and customize their home with select features and upgrades.

Highland District lots were developed by Bienvenue Development, an affiliate company of Bardwell.  “Keeping development and construction under the same umbrella allows the construction process to remain integrated from concept to completion with one complete vision”, noted President Scott Bardwell.  Other notable developments by Bienvenue include Audubon Square, Stanford Oaks and Vintage Place.  Bardwell Homes is a trusted builder in some of the most prestigious communities in Baton Rouge area including Rouzan, Veranda at University Club, Audubon Square, Artisan Hill and Vintage Place.
